ANZ is proud to partner the Jasara Construction Group and we confirm the Bank’s supported recent development such as the residential unit project at 39-41 regent honeyeater grove Kellyville comprising of 296  units  which has been conducted in an exemplary manner, within budget and ahead of time. I confirm that the group has delivered a wide variety of building projects and incorporating sizable class 1 and class 2 buildings, Senior’s living units, fully disabled units and group homes, universal and adaptable style units and buildings.

ANZ has a thorough understanding of the group’s overall financial position and the Bank would certainly be supportive of any approach made to assist with funding these future developments providing they meet the Bank’s normal criteria. Generally in an instance where the land is provided unencumbered, the Bank can consider funding all construction and interest costs and professional fees during the development.

We have dealt with the above construction company, who are part of the Sirius Consolidated Group, on a residential project that the Bank has funded at Hope Street, Rosehill. Our dealings with the group and its directors have been most satisfactory with construction works being of good quality and the groups internal processes being extremely efficient.

The project is in line to be delivered ahead of time and on budget and the Bank appointed Quantity Surveyor has also indicated his satisfaction with the works and dealings with the company.

At the request of the principals, I am pleased to provide a letter of support for our client, Jeff Sahyoun, noting in particular the success he has achieved in his capacity as a builder in residential development. I can confirm that the principals of Sirius Consolidated P/L & Jasara Construction P/L have been clients of the Commonwealth Bank of Australia {the Bank) since January 2015. Since this time, all obligations to the Bank have been honoured as and when they fall due and there are currently no arrears or defaults on any loans.

As at today’s date, the Bank has approved term debt facilities totalling $25,375,000 for Gl Aust Pty Ltd. This finance was approved to assist with the two stage construction of 68 residential units and 4 commercial units in Granville whereby Sirius Consolidated P/L & Jasara Construction P/L is the appointed builder for the development. The Bank’s appointed Quantity Surveyor has advised that stage one of the project is approximately 87% complete as at 7th of September, 2016 and is expecting completion to be by end of December 2016.

The Bank has also funded term debt totalling $12,397,000 for Fraser 888 Pty Ltd. This finance was approved to assist with development of 33 residential units at 2-6 Fraser Street, Westmead. The builder contracted is Jasara Constructions Pty Ltd whom have been progressing well with the project. As at the 8t h of August, 2016 the project is 46% complete as per QS report. These two owner/builder projects represent approximately $46.Sm in total project works.

Additionally, Jasara Constructions has been appointed the contract builder, for some other projects th at the CBA has funded. The 41-43 Cross Street, Guildford project, completed without issue and before PC date with a construction value of approximat ely $4m. Jasara constructions has also been appointed as the builder for two newer projects in Wentworthville, 344 – 348 Great Western Highway and 19-25 Garfield Street (Total construction alone worth $23.8m).

Every transaction is subject to the Bank’s detailed assessment, and while this letter should not be taken to imply any offer or approval offinance, the Commonwealth Bank would be supportive of any approach from the principals to assist.

I have known Mr. Jeffrey Sahyoun for over 10 years. Since then I have seen him grow to be a very successful builder.  He has a very strong work ethic that is carried through to  his staffs.

I was very impressed with Jeffrey during the design phase. His extensive networks in consultants and architects provided me with piece of mind in dealing with local council. He supported me throughout the process and provided the appropriate advice each time. The project was delivered “on time and on budget”. As a developer this was very satisfying. The quality of work was high and the staff on site were very accommodating. Whilst we experienced some site complications during construction (access was difficult) Jeffrey and his team were able to work around this. They adopted a “can do” attitude and pushed through the challenge.  As a result there were no delays on the project.

Jeffrey’s experience in construction was quite evident. Major issues became minor issues and minor issues were no longer an issue. He was able to work through a solution and deliver an outcome that was cost effective and conducive to the design. Any risk was quickly mitigated.
